Plans for multi-million-pound homes withdrawn

PLANS for three multi-million-pound homes in Poole will be resubmitted as developers need to make amendments to the scheme.

The proposal, to demolish the house at 48 Pearce Avenue in Lilliput and replace it with three homes, has been withdrawn.

But developer Fortitudo will resubmit the scheme with some amendments.

Chief executive of the business, Richard Carr, said planning officers told the firm as they had already made amendments to the plans, they would need to withdraw and resubmit the amended plans.

“They’re being resubmitted very shortly,” he said.

“We think we’ve justified the buildings. We overlaid the house that’s about four doors down onto the site and I don’t think there’s any reason why this planning shouldn’t go through.

“That is three plots, it’s numbered as three plots, it was originally allocated as three plots, so there’s no problem with that.

“All the plots are over 15 metres wide, which is the average of the street.

“The house on the right, looking from the road, we’ve got to step it in slightly, which is what the drawings are being done at the moment and then they’ll be resubmitted.”

As reported, the firm applied for the scheme at the end of last year, with a financial viability statement submitted with the plans saying each home is expected to fetch more than £9million.

The proposals were met with dozens of objections from neighbours, with 66 objections filed against the scheme to date.

Since, the developer has submitted an application under permitted development to build two further floors on top of the current home, in a scheme that Mr Carr said would ‘never happen’.

He said this application was filed to get ‘extant permission’ to increase the height of the building, which would be ‘substantially higher’ than the three new homes proposed.

In documents attached to the withdrawn scheme, council planners said: “The principle of three houses is acceptable as the plot sizes would then be similar to the surrounding plots.”

However, they ‘strongly suggest’ the width, depth and height of each of the houses are ‘significantly reduced’.
