How much you need to buy a home in every Greater Manchester borough – from most to least affordable
The least to most expensive areas to buy a home across Greater Manchester have been revealed. A new study by property loan experts Buzz Capital has ranked each of the region’s 10 boroughs on their affordability based on their average house price.
Wigan has, once again, been crowned as Greater Manchester’s most affordable borough to buy a property, whilst Trafford has been named the least affordable borough, with the highest house prices in the region.
Here we look at the average cost to buy a home in each of the boroughs, from the least to most expensive, whilst seeing what homes you can buy in each area for the average price.

Wigan
Wigan has ranked as the most affordable borough to buy a home, with its areas such as Platt Bridge and Ince being some of the cheapest places for property prices across the region.
The average home sold for £165,808 in Wigan over the last year, which could buy you a property such as this four-bed terraced house – currently on the market for £165,000.
Spread across three floors, this affordable property has an abundance of space and would be perfect for first-time buyers or families. It has a bright and airy open plan lounge, kitchen and diner with four bedrooms, two bathrooms and a lovely rear garden.
Oldham
Oldham is the second cheapest borough to buy a home, with an average house price of £191,386 over the last year. This amount can buy you a home such as this lovely two-bed cottage in the Royton area – currently on the market for £200,000.
The rendered period home has been beautifully renovated and has ample space with an entrance hall, lounge, modern fitted kitchen and orangery on the ground floor.
To the first floor there are two bedrooms with built in storage and a modern bathroom. Outside there are garden areas to both front and rear with a driveway to the front.
Rochdale
Rochdale is the third most affordable borough to buy a home, with the average property selling for £200,730 over the last 12 months.
For this price, you can purchase a home such as this three-bed terraced house in Newhey, which is currently up for sale at £200,000. The spacious home covers just over 1360 square foot of living space over three levels.

Bolton
Bolton is also considered to be one of the more affordable boroughs to buy a home, with an average house price of £203,406 over the last year. Looking on the property market today, this price could buy you a three-bed apartment like this one in the Bromley Cross area.

Tameside
The average sold for £206,657 in Tameside over the last year, putting it in the top five most affordable boroughs to buy a home. At this price, you can purchase a three-bed terraced house such as this which is for sale in Hyde.
Estate agents say this property is a ‘must-see’ and would make a lovely family home or first-time buy. It has an entrance porch, open-plan lounge and dining room, a modern fitted kitchen and a conservatory.

Bury
Homes in Bury are on the less affordable end of the region’s property market, with an average house price of £223,921 over the last 12 months. There are a few homes for sale in this price region, including this two bed terraced house.
The end-terrace is up for sale for £220,000, and has been extended to offer an abundance of living space. it is being marketed by estate agents as ‘ready to move straight into’.
The home has a stylish kitchen which flows into an extended dining room with access to small office space and cloakroom, as well as a bright and airy lounge to the front. Upstairs are two bedrooms and a family bathroom, and there is a substantial garden to the front.
Salford
Salford is considered to be one of the least affordable boroughs to buy a home, with an average house price of £227,025 over the last year. On the market today, this price can buy you a property such as this three-bed semi-detached house which is being sold for £230,000.
This family home has ‘a lot to offer’ with its beautiful fitted kitchen dining area and a spacious family lounge on the ground floor. Upstairs are three well-proportioned bedrooms and a three-piece family bathroom.
The home also benefits from having a driveway to the front and a generously sized, tiered garden to the rear.
Manchester
Manchester is also one of the more expensive parts of the region to buy a home, although there are often some cheaper areas within it. The average property cost £244,745 to buy across the borough in the last 12 months.
You can buy a house such as this three-bed terrace which is currently on the market for £240,000. The home is nicely decorated throughout and has a spacious kitchen diner and lounge on the ground floor, with lovely views of the south-facing garden.
To the first floor are three bedrooms as well as the main bathroom with a three-piece suite.
Stockport
Stockport is notably one of the most expensive boroughs to buy a home, with a much dearer average house price of £283,144 over the last year. Currently, you can buy a four-bed semi-detached home like this one for sale in the borough, priced at £285,000.
Perfect for families, the spacious home boasts four bedrooms, two bathrooms and a good amount of living space with a modern kitchen extension, bay-fronted lounge and dining room on the ground floor.

Trafford
Trafford has been revealed to be the least affordable borough in the region, with its expensive areas such as Bowdon, Altrincham and Hale. Over the last year, the average house price was £361,708.
For this price, you can buy a three-bed semi-detached house such as this one in Sale, which is on the market for £359,950. The modern home is set in a quiet cul-de-sac and would appeal to a variety of buyers.
It benefits from having ample living space downstairs, three generous sized bedrooms and a stunning south-east facing landscaped garden to the rear. It also has a summer house in the garden which is currently being used as an office space.
