The homes you can get for £1400 a month in Cambridge and the surrounding villages
The rate at which rents are rising has slowed across the UK according to Zoopla, while Cambridge has seen a 0.3 percent fall in rent prices over the last three months. Cambridge joined a list of six UK areas where rents have dropped.
The other areas where rents have dropped over the last quarter are Nottingham, Brighton, York, Glasgow and London. Elsewhere, many regions have seen an increase: Gloucester, Sunderland and Northampton, for instance, have seen rises by up to three percent in the same period.
A two-bedroom property had an average rent of £1,460 in April 2024 while the average flat cost £1,316 a month, according to the Office for National Statistics. So, CambridgeshireLive decided to find out what we could rent with a limit of £1,400 in Cambridge and the surrounding villages.

Properties for rent in Cambridge, Milton, Waterbeach, Trumpington and Duxford
In central Cambridge, £1,400 a month seems most likely to stretch to a one-bed flat, although there are a few two-bed options available at this price. Currently on the market is this ground-floor one-bed flat in Victoria Road for £1,350 per month.
Its location is around 17 minutes from the centre of Cambridge by car and 27 minutes using public transport. The flat comes furnished and has a double bedroom, living room, fitted kitchen and bathroom with a shower.
It also has a private paved garden and bike storage. Its energy performance certificate (EPC) grade is C and its council tax band is B.
Another option is this first-floor flat with one bedroom in Stockwell Street, just off Mill Road in the city centre, for £1,300 a month. It is a nine-minute walk to Cambridge railway station and has a kitchen, living room, bedroom, bathroom and bike storage.
The flat comes unfurnished and does not have a garden. The EPC rating is B and the council tax band is B.
For those looking for two bedrooms, this two-bed flat in Graham Road is on the market for £1,250 a month. It is a 20-minute drive to Cambridge City Centre and Cambridge railway station, and is near the city’s science park.
It is unfurnished, with two double bedrooms and allocated parking space. It has a fitted kitchen and living room, and an en suite shower room alongside a bathroom. Its EPC rating is B.
Northeast of Cambridge in Waterbeach, there are a few homes with two beds within this price range. While you will typically need to have £1,500 a month or more for three bedrooms, this three-bed property on Cody Road is on the market for £1,400 a month.
The home is a 20-minute walk from the railway station in Waterbeach. It has two double bedrooms and a single bedroom, alongside a kitchen diner, lounge and family bathroom. It comes unfurnished, and with an EPC rating of C and a council tax band of B.
Between Waterbeach and Cambridge in Milton, this two-bed property in The Rowans will cost you £1,200 a month. It has a fitted kitchen, living room, family bathroom and front garden, and is a 20-minute drive to Cambridge city centre. The EPC rating is C, and the council tax band is C.
In Trumpington, three miles south of Cambridge, this one-bedroom, first-floor flat along Anstey Way is available for £1,300 a month. It is unfurnished and has a double bedroom, bathroom, kitchen and study. The living room has a patio door leading to a balcony.
The flat comes with a communal garden. The EPC rating and the council tax band are both C.
Moving further south, this two-bed flat in Ringstone, Duxford , will cost you £1,200 a month. It comes unfurnished, and has an open-plan kitchen and open-plan lounge with a dining area. The bedrooms are both double rooms, and one of them has an en suite.
There is one allocated parking space and a communal garden. The EPC rating is D and the council tax band is B.
