Why are so many Polish people buying property in Spain?
THERE’S been a noted increase in the last two years of Polish people buying properties in Spain with Poles accounting for 3% of the share of foreign buyers.
In 2021, the share stood at 1.9%.
One reason appears to be a consequence of the Ukraine war and fears among some Poles that Russia might try to invade their country, like they jointly did with the Nazis to start the Second World War in 1939.

Rising Polish interest in buying homes in Spain actually put them in the top 10 list of foreign buyers last year.
According to figures from the Association of Registrars, total sales to Polish purchasers reached 3,123 in 2023.
“Anyone who can afford to buy a property in Poland can afford to buy one in Spain,” says Jerzy Kurasandzis, owner of Spanish real estate agency Casprom, which caters mainly to Poles.
He noted that his Polish clients are increasingly opting for more luxurious or larger properties.
The Polish buying market started to open up a year before the Ukraine invasion of 2022 with the attractiveness of Spain being a similar factor that has made it popular with UK and other Western European purchasers for many years.
Real estate prices are affordable compared to other parts of Europe and there’s a diverse portfolio of properties for all tastes.
Poland’s economic growth has led many Poles to seek luxury properties abroad including the appeal of sunny holiday in Spain.
Increased remote working from home has also opened up opportunities for Polish buyers to invest in properties in Spain.
Magda Eder-Krol, 43, bought an apartment in Torrevieja in 2022, moving there from London, where she had lived for almost two decades after emigrating from Poland.
She said that she could have returned to Poland after Brexit, but that prices on the Spanish coast are lower than by the Baltic Sea and also there’s the bonus of more sun.
“I think I have a Mediterranean soul,” she says, adding that she enjoys drinking Sangria and making visits to the local farmer’s market.
