The plan, if approved by Wirral Council, would see the former soft play centre on Beckwith Street turned into four self-contained bedsit units, each designed for single occupancy.
The proposal, prepared by NMW Design, sets out to bring the currently underused commercial property into “beneficial residential use” to help meet housing demand in the area.
Each unit would include a combined sleeping and living area, private bathroom/shower room, kitchen facilities and independent utility connections where required.
A design and access statement submitted with the planning documents to Wirral Council read: “The proposal seeks to bring the building into beneficial residential use, contributing toward local housing supply while ensuring the character and appearance of the existing property and surrounding area are maintained.”
Internal alterations would be carried out to convert the space into residential units, but external changes would be “minimal” and designed to fit in with the existing building and streetscape.
The statement read: “The proposal has been designed to create practical and affordable accommodation suitable for single occupants while ensuring appropriate standards of residential amenity.
“The development aims to provide good quality accommodation in accordance with accepted residential standards.”
Consideration has been given to natural light, ventilation, and functionality within each unit, with each bedsit designed to allow for adequate daylight and airflow.
Access to the property would remain as it is, with pedestrian entry from Beckwith Road.
The site is located within walking distance of shops, services, and public transport, making it a suitable option for residential use without increasing reliance on private vehicles.
A designated area for refuse and recycling storage would also be included within the site.
The design statement said the change of use is not expected to create significant noise, disturbance, or traffic impacts beyond what would typically be expected from residential properties.
The scheme is considered by its backers to be in keeping with the surrounding residential character of the area.
The document also argued that converting the property represents a sustainable approach to development by reusing an existing structure.
The applicant also said that energy-efficient fixtures and fittings would be used during refurbishment where possible.
According to the planning statement, the proposal would provide additional residential accommodation, maintain the character of the area, and deliver acceptable living conditions for future occupants.
