UK mortgage rates and product changes (Week ending 14 August 2026)

ModaMortgages cut rates by up to 10bps across its limited-edition five-year fixed-rate buy-to-let range, with fee-free products now starting from 5.04% for single-dwelling properties and 5.14% for HMO and multi-unit freehold block properties of up to six bedrooms or units. 

Molo reduced rates by 12bps across its Standard and Specialist buy-to-let product ranges, with two-year fixed rates on Standard products starting from 3.09% and five-year fixes from 4.87%, while Specialist buy-to-let two-year rates opened at 3.19% and five-year rates at 4.97%. 

NatWest slashed rates across more than 200 products in its new business range, with reductions of up to 24bps, led by a two-year fixed buy-to-let remortgage at 75% LTV with no fee falling from 5.41% to 5.17%, while residential and first-time buyer products also fell, though some existing customer rates rose. 

Paragon Bank refreshed its buy-to-let mortgage range, offering rates starting from 3.55% on two-year fixed green mortgage products at 75% LTV, with options spanning 60% to 80% LTV on two- and five-year fixed terms for individual and limited company landlords across England, Scotland and Wales. The lender also reintroduced its Track to Fix feature to its Bank Base Rate tracker buy-to-let mortgage range, allowing existing customers to switch to a fixed-rate product during the tracker term without incurring an early repayment charge.

Recognise Bank launched a five-year fixed-rate product within its Commercial Term range, available for commercial investment and owner-occupied properties on loans from £250,000 to £3 million at up to 70% LTV, complementing its existing two-year fixed-rate option.
