A block of seafront flats, a huge empty warehouse and a former shop are among the Kent properties heading to auction next month.

The four flats at 3, 5, 5a and 5b Dolphin Street, Herne Bay, have a freehold guide price of £400,000-£450,000.

The fully let building generates £35,000 per annum and includes a mix of studio, one-bedroom and a three-bedroom top-floor flat.

Auction appraiser Jon Rimmer, from Clive Emson Auctioneers, said: “The building is arranged as four self-contained flats which are all currently let and in good condition.

“The property comprises a ground floor studio flat, with its own private entrance, a one-bedroom lower ground floor flat with its own entrance and garden, a one-bedroom upper ground floor flat and a three-bedroom top floor flat.”

It is all let at £19,200 per annum and the freehold guide price is £200,000-plus.

It comprises a ground-floor shop trading as a cafe with a two-storey store to the rear, and a four-bedroom maisonette with a separate entrance.

Meanwhile, a large empty warehouse on the outskirts of Gillingham with a guide price of £600,000-£650,000 will be up for grabs.

The property at 302 Canterbury Street has indicative plans for 21 one-bedroom flats – but planning permission has not been applied for.

It is a mixture of warehouse areas, office space and a further area that was previously used for residential accommodation.

Jon said: “The property lies in a mainly residential area and may offer potential for a variety of schemes, subject to all necessary consents being obtainable.”

They are adjacent to Ellington Park, and the freehold guide price is £250,000-plus.

Jon said: “A former barn has been converted to provide the five lock-up garages which also has a large open plan void above, which is accessed from the first floor landing of the main house and may offer potential, subject to all necessary consents being obtainable.”

Also listed is the former Children’s Trust charity shop at 5-5a St Peter’s Street in Canterbury, on the corner with All Saints Lane.

The double-fronted property has a freehold guide price of £400,000-plus.

Auctioneer Kevin Gilbert said: “This double-fronted shop and upper parts lie in the heart of St Peter’s Street, part of the pedestrianised area of Canterbury.

“It is close to eateries, retail properties and the many tourist attractions.

“We anticipate a high level of interest in this lot.”

A house in multiple occupation (HMO) at 3 Heath Road in Maidstone is set to be auctioned.

The property, which is currently let for £34,560 per annum, includes five bedrooms. The freehold guide price is £300,000-plus.

Auction appraiser Chris Milne said: “This five-bedroom house in multiple occupation is located in an established residential area on the outskirts of Maidstone.

“It offers easy access into the town centre with its various national retailers as well as local schools, supermarkets and other further amenities.”

A plot of land in Tonbridge with permission for two flats is also to be offered. The property at 22 Braden Road has a freehold guide price of £190,000-£200,000.
