The seller was Elwyn Bearden, owner of Bearden Development and a member of the Shelby County Commission. Property records indicate Bearden had owned the property since 1997.

Constructed in 1998, the building contains eight suites and features drive-in doors designed to accommodate warehouse and light industrial users.

Current tenants at the property include Closet Shelving Solutions LLC and MRC Mechanical LLC.

The property is located within the Valley Commercial area of Pelham near several industrial and commercial businesses. It sits off Shelby County Road 33 between Pelham Parkway and Interstate 65, providing convenient access to major transportation corridors.

The sale reflects continued investor interest in flexible office and industrial properties that serve small businesses, contractors and service providers throughout the Birmingham metropolitan area.
