The problem of completed unsold condos and how to deal with it has been a big topic of discussion in recent months since the Governments of Canada and British Columbia made a surprise announcement that they would be partnering on a “Condo Conversion Partnership.”

Many details are still unknown — Minister of Housing Christine Boyle told The Realist in July that the Province is still ironing out details of the plan — and one key aspect that many will be watching for is who the Province will be buying from.

The Realist has since obtained a cache of data courtesy of Real Property Data, a real estate data platform founded in Vancouver by Darcy Rai, which includes unsold units broken down by municipality, construction type, and building as of Q2 2026. The Realist then matched the buildings to developers, and will be publishing the numbers over the next few weeks.

Earlier this week, we did Vancouver. Today: Richmond, North Vancouver, and West Vancouver.

According to Real Property Data, Richmond is home to 396 completed unsold homes. That includes 8 units in stacked townhouse buildings, 75 townhouse units, and 313 condo units split between 253 units in concrete buildings and 60 units in woodframe buildings — 17 condo buildings by 8 groups.

The City of North Vancouver is then home to 135 completed unsold homes, including 2 townhome, 4 stacked townhouses, and 129 condos split between 116 units in concrete buildings and 13 units in woodframe buildings — 7 buildings by 4 groups. The District of North Vancouver has a standing inventory of just 26 stacked townhomes.

Finally, West Vancouver is home to 53 completed unsold homes, all in concrete buildings — 3 buildings by 3 groups.

Below is a full breakdown of unsold condos, by developer and building. Keep in mind that how long the standing inventory has been sitting can vary from building to building. Some projects may have been completed over a year ago and others just a few months ago.

The Developers: Anderson Square, Cadillac Fairview & SHAPE, Concord Pacific, Grand Long, MCS Developments, Oris, Townline & Canderel, Yuanheng, Cascadia Green Development, Concert Properties, Millennium Developments, Polygon Homes, Beedie & British Pacific Properties, Executive Group Development, and Pacific Lyte Asset Management.
