Fast-growing agency seals fourth acquisition of the year

Dwelly has completed its fourth acquisition of 2026 after buying Midlands-based lettings firm Albery Tyson, continuing a rapid expansion drive following the company’s recent £69m funding raise.

The latest deal adds around 250 fully managed properties to the Dwelly network and strengthens its presence across the Midlands after the earlier acquisition of SBK Lettings last year.

Under the agreement, the Albery Tyson portfolio will be integrated into SBK Lettings in Market Harborough.

Dwelly said its acquisition strategy is focused on established independent agencies with strong local reputations and existing client relationships, alongside investment in operational systems and AI-led technology aimed at reducing administrative workloads and improving efficiency.

Marcus Ainsworth of Albery Tyson, commented: “Having built the business over many years, it was incredibly important to find a partner that understood the value of local relationships and the culture that sits behind a successful independent agency.

“What stood out with Dwelly was that their approach isn’t about stripping businesses back or removing what made them successful in the first place. They genuinely value the people, the reputation and the local knowledge that independent agencies have spent years building.

“I’m confident that integrating with SBK Lettings will provide clients and landlords with the benefits of stronger operational infrastructure and technology, whilst maintaining the local service and expertise they’ve always known.”

Sam Humphreys, head of M&A at Dwelly, said: “Following our recent funding raise, there’s naturally been a huge amount of interest from agency owners exploring what their next step might look like. But for us, acquisitions have never simply been about scale.

“What we look for are businesses with strong local foundations, great people and a reputation that has been built over many years within the communities they serve. The Albery Tyson portfolio is a great fit in that respect and further strengthens the excellent platform already established through SBK Lettings within the Midlands market.

“Our approach is centred around supporting and empowering strong local businesses and we believe the people within these businesses are the real value. Our role is to give them the tools, technology and operational support to continue growing at a higher level.”
